Replacement Cost vs. Actual Cash Value: The Two Words Buried in Your Policy That Could Cost You Thousands

Here’s a conversation we have more than almost any other at Mercer Agency: a client calls after a storm, expecting their roof claim to cover a full replacement, and instead gets a check that doesn’t come close. Nobody did anything wrong. It’s just that two words in the policy — “replacement cost” or “actual cash value” — quietly decide the outcome long before the storm ever hits.

Two Ways a Claim Can Be Paid

When something on your home gets damaged, your policy pays out one of two ways:

  • Replacement Cost covers what it actually takes to rebuild or replace the item with new materials, at today’s prices. If your roof is destroyed, you get a check that reflects a brand-new roof.
  • Actual Cash Value (ACV) covers that same replacement cost, minus depreciation for age and wear. A 15-year-old roof isn’t worth what it was the day it was installed — so the insurance company subtracts for that wear before cutting the check.

Same storm. Same damage. Two very different numbers.

Why This Matters in Michigan

Michigan roofs and siding take a beating — freeze-thaw cycles, hail, wind off the lake, ice dams every winter. That means most of our clients’ homes have some age and wear built into them, which is exactly where the ACV gap shows up.

  • The gap is real money. On a roof or siding claim, the difference between replacement cost and actual cash value can run into the thousands of dollars.
  • Age works against you under ACV. The older the roof, the bigger the depreciation deduction — and the bigger the out-of-pocket surprise.
  • You won’t find out at the worst time if you find out now. This is the kind of detail that’s a lot easier to handle over a phone call in July than in the driveway after a July storm.

The Fix: Know Before You Need To

  • Does your policy currently settle roof and siding claims at replacement cost or actual cash value?
  • If it’s ACV, is that a blanket policy setting, or does it apply specifically to roofs over a certain age?
  • What would it actually cost you, out of pocket, to replace your roof today if ACV applied?
